2. INITIAL CONSULTATION & PROPERTY VISIT

After an initial phone consultation, we arrange for a property visit to evaluate your property and discuss what is right for you.

3. OFFER

We make an offer with flexible move-in dates and services to suit your needs.

4. FREE SURVEY

Before we complete the lease, we undertake a free survey of the property with photographic inventory to ensure we return the property to you in the same (or better) conditions. If any improvements are required before your property can be let to tenants, we can advise on the most cost-effective options. For longer-term leases, we normally carry out improvements works for free on your behalf.

5. LEASE START

We work with you to agree a flexible handover date that works for you. Now you just enjoy a hassle free service and a guaranteed monthly rental income every month.

How much does it cost?

Typically 5 - 12% of the monthly rent + VAT. Fully managed services can cost up to 25% of the rent.

We offer a fully managed service for free.

Are there any additional charges?

Typical estate agents can charge for:

admin fees
viewing fees
fees for repairs
cost of safety certificates
tenancy/HMO licence renewals
contract renewal fees

We do not charge any of the fees and provide a free service. We generally expect your property to have the relevant tenancy licence. If you do not have the licences at the start of our agreement, our team can help you procure them without any additional fees except what the council charges. We will renew existing tenancy/ HMO licences for free.

Do I have to pay any more if there are more than one person on the tenancy agreement?

Yes, you may have to pay more for each person.

No, Ellizen Properties will not charge you anything regardless of the number of people on the tenancy agreement.

What happens if you can't find a tenant for my property?

You will not be covered by rent protection.

We will continue to put the guaranteed rent amount into your account.We typically use any void periods to refurbish and enhance your property.

When will I receive my payment?

Any time between immediately to up to 90 days after the start of your policy.

All your payments will be immediate and on the pre-agreed date per month.
